    Most new estates these days are covenanting against anyone further subdividing any lots, other than those already approved such as lot 3 in this case.

    For you, how you respond probably depends on how you feel.

    Expereince tells me that increasing smaller lot housing will reduce the median sale price and potentially affect you financially in that way.

    Also, there will be more cars, visitors etc and given that the garages of both dwellings are less than 5m from the boundary there's limited off street parking. One dwelling has a setback of around 2m to the boundary which I do find unusually close for a front boundary.

    If it was me... I would probably respond that I bought my lot on the understanding that a single dwelling would go on lot 35. If that changes to 2 dwellings, that would negatively affect my quiet enjoyment of my property...

    My 2c worth anyway... good luck with whatever you decide.
