Contract Signed

Today we signed and returned the land contracts. :)


I also received an email from the agent selling the land with the information on the gum trees planted out the front.

This was important to us as our current rental has 2 massive gum trees out the front and we feel they have damaged the roofing and guttering on the house by constantly filling the gutters with leaves bark and sticks! Also adding a lot of extra work cleaning the pool and yard.


The good news is the two trees at the block are smaller growing variates. One is a Euc polyanthemos or Red Box approx:15-20m high & spread approx: 10-15m and the other is a Euc mannifera or Little Spotty approx: 10-15m high & spreadapprox: 5-10m

To sign or not to sign?

I have my land contract :)

but... There are some interesting parts to the contract like this one:

"The Vendor reserves the right to make such alterations or variations to the Plan of Subdivision as may be required by the Responsible Authority or the Registrar of Titles to enable the Plan of Subdivision to be certified by the Responsible Authority and approved by the Registrar of Titles."

and this one:

"Identity of the land.

An omission or mistake in the description, measurements or area of the land does not invalidate the sale."

oh and i hope that we like "woodland grey" as there is a Covenant that states:

"That no dividing fence shall be erected on the lot other than of new materials consisting of double sided colourbond steel panels of the colour "Woodland Grey" or equivalent colour."

Land contract at the Conveyancing Solicitor.

I received a call from my Conveyancing Solicitor today to say that he has received the contract for my block of land. He made an appointment to see me tomorrow. Now that is service :)

Hopefully it will all be in order and i can make an appointment at the bank to get the pre-approval done.

For the exterior colours and style we want to follow the following picture. It is not our plan but the bricks, tiles,  windows and door are exactly the ones we want.

I don't think we will do the rendering to the polls and columns. does rendering crack and fall off over time?

Colour ideas

On the weekend me and Ash went through a few display homes looking at colours for kitchens. We are feeling the lighter colours. Perhaps white bench tops?

On Saturday night we had 55mm of rain in a short amount of time. I went and watched the rain pore of the block and down the drain. It made a big mess of the estate as mud from each block moved into te road.

Request for Contract signed

Today we signed the request for contract. Its basically requesting the quote to be turned into a full contract.

It had a few interesting statements you were agreeing to by initialing and signing.


The most notable was one saying that if Metricon don't get your contract to you in 150 days they can put the price up a maximum of 0.5% and if the take longer than 365 days they can use the new market price...

i hope we get a contract quicker than 150 days so its at our quoted price.

Conveyancing Solicitor

I selected a Conveyancing Solicitor today and have started the process of getting the land contract.

I should be able to pay a deposit on it soon :)




On a side note: Last night i jumped up of the couch to race to the stove as the potato's were boiling over and my iPhone launched from my pocket and flew into the screen on my Sony laptop.  The iPhone came out without a scratch but the screen on my notebook shattered :( worst luck ever!
